Real estate markets are rarely defined by one number. A fall in transactions does not, by itself, prove that prices are about to decline; equally, strong year-to-date activity does not make every property a sound investment. For investors comparing Dubai with opportunities in the UK, India, Europe and North America, the more useful questions concern pricing, supply, financing, rental demand and exit liquidity.
The investor takeaway: move beyond broad market headlines. Test the individual asset, its competing supply, realistic rental income, financing costs and likely exit route. Where the evidence is incomplete or datasets use different definitions, make that uncertainty explicit.
Dubai transactions: Read the slowdown carefully
Cavendish Maxwell figures reported by The National put Dubai residential sales at approximately AED 72.6 billion across 34,000 transactions in Q3 2026. The report showed a 47% year-on-year fall in sales value and a 38% fall in transaction volume. Off-plan properties accounted for 65% of sales value and 72% of transactions in the reported dataset.
The report notes that the timing between an agreed purchase and formal registration can affect quarterly comparisons. Registration timing is relevant, but it should not be assumed to explain the entire decline. Separately reported market totals may cover different transaction types and should not be compared as if they were measuring the same thing.
What this means for investors
The data calls for more granular analysis rather than a blanket bullish or bearish conclusion. Buyers should benchmark asking prices against recent completed transactions; off-plan investors should assess delivery, developer execution and competing launches; sellers should price against current evidence rather than earlier market peaks.

02 / Supply & HandoversNew supply makes community-level analysis essential
Dubai Land Department reporting stated that 104 real estate projects were completed during H1 2026, with investment value exceeding AED 111 billion. The projects delivered 24,537 units, more than 36% above the number delivered in H1 2025.
More completions can give buyers and tenants greater choice. They can also intensify competition between similar units, especially where multiple projects target the same tenant or resale buyer. The impact depends on where the units are delivered, their price and quality, and whether demand absorbs the additional stock.
Rental reality
Use achieved rents where possible, and account for service charges, maintenance, management and realistic vacancy periods.
Delivery risk
Review developer execution, construction progress and the handover pipeline around competing projects.
Exit competition
Consider how many comparable units could be available when you need to resell—not only the current launch price.

03 / Macro & FinancingGlobal borrowing costs: Underwrite the financing, not the headline yield
Long-term interest rates influence mortgage pricing, affordability and the return investors require from property. Higher borrowing costs can reduce purchasing power and put pressure on valuations where buyers need a higher income yield to justify a price.
US monetary conditions matter to the UAE because the dirham is pegged to the US dollar. However, a change in US Treasury yields does not translate automatically into the same change in every UAE mortgage rate. Actual terms depend on the lender, benchmark, loan structure and borrower.
Stress-test the investment
- Compare cash and leveraged purchase scenarios separately.
- Model financing costs and the possibility of refinancing at a different rate.
- Calculate net income after recurring costs, not just gross rental yield.
- Test weaker rents, longer vacancy and a lower-than-expected exit price.
The useful question is whether the expected return remains acceptable after costs and under less favourable assumptions—not simply whether the gross yield looks attractive today.
04 / India & Cross-Border CapitalIndia: Institutional investment and individual purchasing power are different signals
India's real estate investment activity includes a range of assets and investment structures. Institutional capital entering data centres, offices or development projects should not be mistaken for residential demand from individual buyers.
Currency movements are a separate consideration for Indian clients looking at Dubai. When the rupee weakens against the US dollar, a property priced in dirhams can require more rupees to fund, all else being equal. A short-term exchange-rate recovery does not remove that exposure.
For cross-border buyers, assess the property's return in AED separately from the investor's return in their home currency. Funding routes, transfer costs and applicable overseas remittance requirements should be checked with qualified advisers where relevant.

05 / UK PropertyCompare net outcomes, not headline yields
For UK-based investors, domestic buy-to-let and overseas property involve different combinations of financing costs, landlord obligations, taxation, maintenance and management. The right comparison is the expected net return after costs and risks—not a headline rental yield in isolation.
Housing indices can measure different things. A lender's index, an asking-price measure and the official UK House Price Index may cover different properties or periods. Check the source and methodology before relying on a reported change. In England, consult current government guidance on the Renters' Rights Act and its implementation timetable before advising on a specific compliance obligation.

06 / Regulation & TaxUAE top-up tax: Relevant to qualifying multinational groups
The UAE Qualified Domestic Minimum Top-up Tax applies to qualifying entities within multinational enterprise groups meeting the applicable consolidated revenue threshold—generally €750 million in at least two of the four preceding financial years—subject to the detailed rules.
This is not a general new property tax that automatically applies to every individual Dubai investor or every UAE company. The position depends on the group and ownership structure. Clients with complex corporate arrangements should obtain advice from a qualified tax specialist and confirm current requirements with the Federal Tax Authority.
07 / Investor ImplicationsWhat matters most for international investors now?
Price discipline
Compare the purchase price with recent transactions and realistic alternatives, not only the developer's launch narrative.
Income realism
Base rental assumptions on credible evidence and deduct recurring costs before judging returns.
Liquidity & timing
Consider future competing supply, likely buyer demand and the time it may take to exit.
Portfolio fit
Account for the investor's funding currency, borrowing position, holding period and wider portfolio.
Dubai can remain an important destination for international capital while individual properties face very different prospects. The recommendation should follow the investor's objective and the evidence for the asset—not a generic claim that a particular market will rise.
08 / What to Watch NextThe next signals to monitor
Dubai residential transactions
Look for confirmation of whether the Q3 slowdown persists, while checking whether reporting periods and registration timing affect comparisons.
Rental performance and handovers
Monitor achieved rents, new completions and competing listings in communities receiving substantial supply.
Interest rates and financing
Track actual US Treasury yields and UAE mortgage pricing rather than relying on forecasts alone.
Currency and capital flows
Watch exchange rates and funding conditions for international buyers, especially where wealth is held in another currency.
Regulation and tax
Check official UK landlord guidance and UAE tax updates relevant to the client's specific structure.
Investment advice should start with the right questions.
My approach is to assess the asset, the evidence and the investor's objectives before drawing conclusions. For international investors considering Dubai, clarity matters more than sales pressure.
