1Who I am

This website, hassanwaqar.com, is run by Hassan Waqar (“I”, “me” or “my”), a real estate advisor based in Dubai. I provide brokerage services through Hassi Properties, a Dubai Land Department (DLD) licensed real estate brokerage ([registered company name, trade licence no., RERA ORN and broker card (BRN) no.]).

For data protection purposes I am the controller of the personal information described in this policy. It applies when you use this website, send an enquiry, or contact me by email, phone or WhatsApp.

• Your name, email address, phone or WhatsApp number and country.
• What you are looking to achieve, and anything else you choose to tell me in an enquiry form or message.
• Your consent choices, such as agreeing to be contacted.

From our conversations

Notes about your requirements, budget, timelines and preferences when we speak or correspond by email, phone, WhatsApp or video.

If you go ahead with a transaction

Dubai law requires brokerages to verify who they are dealing with. If you proceed to buy, sell or lease, I may need identity documents, proof of address and information about the source of funds. This is collected separately and only when it is needed.

Collected automatically

• Your IP address, browser and device type, the page you were on and the time of your visit.
• Security signals from Google reCAPTCHA, which protects the enquiry forms from spam and abuse.
• Cookies and similar technologies. See the cookie policy.

Social media

If you message or comment on my Instagram, TikTok, Facebook, LinkedIn or YouTube channels, or on WhatsApp, I see what you send. The platform’s own privacy policy also applies.

3How I use your information

• To reply to your enquiry and give you relevant guidance on the market and on specific properties.
• To arrange calls, viewings and meetings, and to carry out brokerage services you ask for.
• To send market updates and opportunities, where you have agreed to receive them.
• To keep the website secure and to prevent spam and fraud.
• To meet legal duties, including anti-money laundering checks and record keeping.
• To understand how the website is used so I can improve it.

I do not sell your personal information.

4Legal basis

Where the UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data applies, I process your information with your consent, to take steps you ask for or perform a contract with you, to comply with legal obligations, or on another ground that law permits.

Where UK or EU data protection law applies, for example if you contact me from the UK or Europe, I rely on your consent, on performing a contract, on legal obligation, and on legitimate interests. My legitimate interests are responding to enquiries, running and securing my business, and keeping in touch with people who have asked about property.

5Marketing

I send marketing messages, such as market updates and new opportunities, only where you have agreed or where the law otherwise allows. You can opt out at any time by replying “stop”, using the unsubscribe link, or contacting me.

Opting out of marketing does not stop messages that are needed to deal with a live enquiry or transaction.

6Who I share it with

I share personal information only where it is needed, and only with:

• Service providers that help me run the website and my business, such as website hosting and infrastructure, email and messaging tools (including Microsoft 365 and WhatsApp), customer relationship management and automation tools, and Google reCAPTCHA for security.
• Developers, sellers, lenders, legal and conveyancing professionals and similar parties, when you ask me to take your enquiry or transaction forward.
• Regulators, government bodies and courts, such as the Dubai Land Department, RERA and financial intelligence authorities, where the law requires it.
• Professional advisers, such as lawyers and accountants, who are bound by confidentiality.

If my business were ever sold or restructured, your information may be transferred to the new owner on the same terms as this policy.

7Transfers outside the UAE

Some of my service providers process information outside the UAE, including in the United States, where parts of the website infrastructure are hosted. When this happens I take steps to make sure your information is protected as required by the law that applies to you, for example through contractual safeguards.

8How long I keep it

I keep personal information only for as long as it is needed for the purposes in this policy. Enquiries that do not progress are reviewed from time to time and deleted when they are no longer needed. Records that I must keep by law, such as identity checks and transaction records, are kept for the period the law requires.

9Security

I use reasonable technical and organisational measures to protect your information, including encrypted connections (HTTPS), access controls and spam protection on forms. No system is completely secure, so please do not send sensitive information such as card details or passwords through the website forms or by message.

10Your rights

Depending on where you live, you may have the right to:

• ask for a copy of the personal information I hold about you;
• have inaccurate information corrected;
• ask me to delete your information or restrict how I use it;
• object to certain uses, including direct marketing;
• receive your information in a portable format;
• withdraw your consent at any time, without affecting what I did before you withdrew it.

To use any of these rights, contact me using the details below. I will reply within a reasonable time, and within one month where UK or EU law applies. I may need to confirm your identity first.

11Children

This website is for adults. I do not knowingly collect personal information from anyone under 18. If you think a child has sent me information, contact me and I will delete it.

12Links to other sites

This website links to third-party sites and platforms, including social media. I do not control them and I am not responsible for their privacy practices. Please read their policies before sharing information.

13Changes to this policy

I may update this policy from time to time. The date at the top shows when it was last changed. If the changes are significant, I will say so on this page.
