2Who I am

This website is run by Hassan Waqar. I provide real estate brokerage services

3Information, not advice

Everything on this website, including articles, videos, podcast episodes, market commentary and social media content, is general information. It is not financial, investment, legal, tax or mortgage advice, and it does not take your personal circumstances into account.

Property investment carries risk. In particular:

• values and rents can fall as well as rise, and past performance does not predict future results;
• off-plan purchases can face delays, changes to specifications or payment plans, and developer risk;
• property can be hard to sell quickly, and currency movements can affect returns;
• no return, yield or capital growth is guaranteed.

Please take independent legal, tax and financial advice before you make a decision.

4Property information

Listings, prices, payment plans, availability, floor plans, images, renders, service charges and projected yields come from developers, owners and other third parties. They are indicative, can change without notice, and are not an offer.

I take care to keep information accurate, but I cannot guarantee it is complete or current. Price and availability are confirmed only in writing by the developer or seller and in a signed contract. Check the details that matter to you before relying on them.

5No client relationship from an enquiry

Sending an enquiry does not make you my client. A brokerage relationship exists only once we have signed a written brokerage agreement, as Dubai Land Department and RERA rules require. That agreement sets out the services, any fees and the commission.

6Enquiries and communications

When you send an enquiry you confirm that the information you give is accurate and that you agree to be contacted about it by email, phone or WhatsApp. You may receive an automatic confirmation email. You can ask me to stop contacting you at any time.

7Using the website

You agree not to:

• use the website for anything unlawful or to send spam or misleading enquiries;
• submit forms using bots or other automated tools;
• scrape, copy or harvest content or contact details in bulk;
• try to disrupt the website, test its security or gain unauthorised access;
• pretend to be someone else.

8Intellectual property

The content on this website, including text, photography, video, podcast episodes, design and branding, belongs to me or is used with permission, and is protected by copyright and other laws. You may view it and share links to it. You may not copy, republish or use it commercially without my written permission.

Developer and third-party materials, such as brochures and renders, belong to their owners.

9Third-party sites and platforms

This website links to and embeds content from third parties, including social media platforms and Google services. I do not control them and I am not responsible for their content, availability or privacy practices.

10Availability

I try to keep the website available, but I do not promise it will always be uninterrupted or error free. I may change or remove content, or suspend the website, at any time.

11Disclaimers and liability

The website and its content are provided “as is”. To the fullest extent the law allows, I exclude all warranties, and I am not liable for any loss or damage arising from your use of, or reliance on, the website or its content, including loss of profit, investment loss and indirect or consequential loss.

Nothing in these terms limits liability that cannot be limited by law, including liability for fraud, and it does not affect any mandatory consumer rights you have in your own country.

12Governing law

These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates applicable there. The courts of Dubai have jurisdiction over any dispute, subject to any mandatory rights you have to bring a claim in your home country.

13Changes to these terms

I may update these terms from time to time. The date at the top shows when they were last changed. By continuing to use the website after a change, you accept the updated terms.
